Foundation Inspection

An independent, unbiased foundation assessment

A licensed structural PE evaluates your foundation and gives you a clear, written opinion — with no repair work to sell and nothing riding on finding a problem.

Why It Matters

Most "free" foundation inspections come from someone selling the repair

That's not necessarily dishonest — but it does mean the person diagnosing the problem is also the one who profits from finding one. An independent inspection separates those two roles.

A Repair Company's Free Inspection

  • Diagnosis and sales estimate come from the same visit, by the same company
  • Recommendations can vary widely between companies — each with its own preferred (and priced) fix
  • Rarely comes with a signed, stamped engineering report

An Eight Peaks Inspection

  • Performed by a licensed Professional Engineer with no repair work to sell
  • A written report explaining what we found and what (if anything) it means — in plain language
  • Useful as a second opinion on existing repair quotes, or for real estate and legal situations
  • Direct experience with slab-on-grade and post-tensioned slab foundations
The Process

What to expect

  1. 1
    Schedule a visit

Tell us about the home and what you're seeing — cracks, sticking doors, sloping floors — and we'll set up a time to come out.

  2. 2
    On-site assessment

A visual survey of the foundation and structure, plus elevation/level readings where useful, to understand the pattern and likely cause of any movement.

  3. 3
    Written report

A clear engineering report covering what we observed, what it likely means, and what (if anything) we'd recommend next.

  4. 4
    Follow-up conversation

If you have questions or existing repair quotes you'd like reviewed against our findings, we're available to talk it through.

Frequently Asked

Common questions

Do you sell or perform foundation repairs?

No. We only provide the independent structural assessment and report. Keeping diagnosis separate from repair work is the whole point — it means our findings aren't shaped by an incentive to sell you anything.

I already have a repair quote — can you review it?

Yes. A common reason clients reach out is to get an independent read on a quote (or several conflicting quotes) they've already received, before committing to a repair.

What does the report include?

A written summary of what was observed on site, our engineering interpretation of the likely cause, and our recommendations — including whether we think repair is warranted at all.

Do you work on post-tensioned slab foundations?

Yes — post-tensioned slabs are common across newer DFW construction, and we have direct experience assessing them alongside traditional slab-on-grade and pier-and-beam foundations.

How long does the process take?

The on-site visit is typically a single appointment. We aim to turn the written report around within a few business days after that.

What areas do you serve?

The Dallas-Fort Worth area, including Grapevine, Mansfield, Arlington, and surrounding communities. If you're just outside that area, reach out anyway — we may still be able to help.

What does it cost?

It depends on the size of the home and scope of the visit. Contact us with your address and what you're seeing, and we'll give you a straightforward quote before scheduling anything.
